A dormer loft conversion is created by extending a section of the existing roof outward, forming a box-like structure with vertical walls and a flat or slightly sloped roof. This significantly increases headroom and usable floor space, transforming what is often a cramped attic into a functional room.
Dormers are highly versatile and can be added to most property types, including terraced, semi-detached, and detached homes. They are commonly used to create bedrooms, home offices, or bathrooms. One of the key advantages is the ability to install large windows or even French doors, which bring in natural light and improve ventilation.
From a planning perspective, many dormer conversions fall under permitted development (in the UK), making them a relatively straightforward option. They are also cost-effective compared to more complex conversions, offering a strong balance between affordability and added space.
A hip-to-gable conversion is specifically designed for homes with a hipped roof—where the roof slopes inward on all sides. This design can limit usable loft space, so the conversion involves extending the sloping side into a vertical gable wall, effectively “squaring off” the roof.
This transformation creates a much larger and more practical internal area, allowing for full-height rooms and better layout possibilities. It’s particularly popular in semi-detached and end-of-terrace properties, where one or two sloping sides can be converted.
Homeowners often combine a hip-to-gable conversion with a rear dormer to maximise space even further. While it may require planning permission depending on the property and location, the result is a substantial increase in both living space and property value, making it a worthwhile investment for growing families.
A mansard conversion is the most extensive type of loft conversion, involving significant alterations to the roof structure. It replaces one or both slopes of the roof with a near-vertical wall (typically at a 72-degree angle) and a flat roof on top.
This design creates the maximum possible living space within the loft, often making it feel like a full additional storey rather than an attic conversion. Mansard conversions are ideal for high-end projects or properties where maximising space is a priority, such as in urban areas.
Because of the scale of structural changes, mansard conversions almost always require planning permission. They are more time-consuming and costly than other types, but they offer the highest return in terms of space, flexibility, and long-term property value. The end result is typically a seamless, spacious interior that can accommodate multiple rooms, including master suites or even small apartments.
